Phase 1

Post-Pour Inspection

This phase consists of a site inspection including the concrete, rebar, and foundation after the initial concrete foundation pour.

Phase 2

Pre-Drywall Inspection

This phase is completed after the rough framing has been installed along with the plumbing, electrical, and HVAC systems. The pre-drywall phase allows us to discover potential issues before they are “hidden” behind the drywall.

Phase 3

Final Inspection

This phase is usually performed prior to the final walkthrough, and is similar to a comprehensive residential home inspection. We inspect the home in its entirety and test the major systems including the electrical, plumbing, and HVAC to ensure they work properly.

Phase 4

Warranty Inspection

Issues can develop in a home at any point in time, and many builders offer a 1-2 year warranty that covers specific items. With a warranty inspection we will come out around month 10 or 11 and complete a full comprehensive inspection. If we find any defects you can ask the builder to address them before the warranty expires.

What we Inspect

Grounds

We inspect driveways, walkways, porches, and patio conditions.

Foundation

We will report on the grading and foundation conditions.

Exterior

We will report on the walls, doors, trim, faucets, and sprinklers.

Garage

We will inspect the garage/carport & floor conditions.

Electrical System

Electrical service, main panels, sub panels, wiring condition, & GFCI outlet conditions.

Cooling System

All cooling systems including A/C, ductwork, and air handler systems.

Heating System

Heating systems, distribution systems, thermostat, and air filters.

Plumbing System

Main line conditions, supply line conditions, drain, waste, vent stacks, and water heaters.

Roof System

Roof conditions, flashing conditions, and attic conditions.

Interior Features

Doors, windows, walls, floors, ceilings, smoke detectors, and laundry conditions.

Kitchen

We test all appliances and inspect plumbing, counters, and cabinets.

Bathrooms

We will run and inspect sinks, toilets, bathtubs, showers, and ventilation.
